Please ensure the property is clean and ready to be photographed before the photographer arrives, otherwise the property may be shot as is.

*** If your property is not staged, below are some tips for you to get the property ready: ***

1. Please clean the entire property, especially kitchens, bathrooms, and floors.

2. Please keep pets secured or off the property during the shoot.

3. Please make sure to move the trash bins into your garage if it is not a garbage collection day.

4. Please clear driveways, walkways, and porches of clutter, bins, or toys.

5. Please make sure there are no cars in the driveway.

6. Please sweep front steps, patios, and balconies.

7. Please hide all family photos, diplomas or any certificates that show your personal information.

8. Please organize closets and storage spaces if they will be included in the shoot.

9. Please turn on all the lights and make sure all the light bulbs work.

10. Please turn off TVs and computer screens — they can distract from the room.

11. Please make sure window coverings are even and open to let in natural light.

12. Please make the beds neatly and use clean, neutral bedding.

13. Please fluff and arrange pillows and cushions on sofas, chairs, and beds.

14. Please clear countertops in the kitchen and all washroom/powder rooms.

15. Please add simple decor, such as fresh flowers, a bowl of fruit, or neutral artwork.

16. Please take away all area rugs and towels in the washroom.

17. Please shut toilet lids.

18. Please make sure there are no water stains on mirrors or faucets.

19. If you see that the toilet paper roll is depleted, please either remove it completely or change it to a new roll.

20. If there is an office area, please try your best to hide computer/printer wires or remove the wires completely.

21. Please remove all fridge magnets if there are any.

22. Please mow the lawn and trim shrubs to boost curb appeal.

** We do not take photos of your garage unless specifically required to. You may move anything that does not flatter the property into your garage.

Thank you very much. See you there.

No. HST will be added on top of that.

As a buyer, you typically do not pay my 0.88% commission directly. This commission is generally covered by the seller in a real estate transaction.

As your dedicated real estate agent, my priority is to provide you with the best possible service and value. If a seller offers a commission greater than 0.88% for my services, I would still honor my commitment to you, the buyer, and keep only 0.88% as my commission.

The home buying process involves several steps: getting pre-approved for a mortgage, finding the right property, making an offer, and completing inspections. Afterward, you will finalize the mortgage, sign the paperwork, and get the keys. It is essential to have guidance through each step to ensure a smooth and successful purchase.

When making an offer, it is important to consider the market conditions and the property’s value. Consult with your real estate agent to craft a competitive offer. Include necessary contingencies like financing and inspections. Always be prepared to negotiate. This ensures your offer stands out while protecting your interests.

Finding the right home starts with understanding your needs and budget. I will guide you through the process, showing you options that match your criteria. Together, we will explore neighborhoods, amenities, and property features. My goal is to help you find a home where you can see yourself living happily for years to come.
